Loss of Wear and Tear Allowance

tool-384740_1920From April 2016 the rules of wear & tear allowance on furnished properties have changed.

Previously landlords of furnished properties can claim up to 10% of the rents received value as wear & tear allowance. This has historically been a significant a taxable allowance for landlords.

From April 2016, landlords can only claim actual amounts spent. For example, on the replacement of white goods and furniture.

This had led to landlords delaying the purchase of items until 6th April 2016 in order to claim the actual expense as an allowable amount. Whilst still claiming the allowance in the income tax year ended 5th April 2016.
